Our design process is about working closely as a team to unlock potential and unique design opportunities

While creative thinking is at the forefront of our approach, we are grounded in the realities of building and guide clients through the process of construction.

Learn about our services

  • For every project, we follow the Royal Institute of British Architect’s Plan of Work to deliver our services. We cover everything from Stages 0 to 7, supporting you right from establishing your project goals to crafting detailed construction plans and overseeing the whole building process.

We love bringing ideas to life visually. We mostly use 3D-modelling but also throw in hand-sketches and mood boards to help you picture the potential of your project.

When it comes to 3D capabilities, we're well-versed in BIM and can create walk-throughs and real-time visualisations. These tools help you swiftly assess different design concepts.

  • Sometimes the way forward isn’t always obvious. Feasibility Studies are a valuable way to examine the opportunities on your site. Our reports include an analysis of potential architectural strategies, including character assessments, site constraints, massing, budget, programme and construction methods.

  • We offer interior design advice in conjunction with our architectural services, creating a complete and unified vision for your project. By combining both, we ensure a holistic approach, bringing together finishes, colour palettes, and soft furnishings that harmonise perfectly. This thoughtful coordination adds a special touch of cohesion to your project, making it truly stand out.

  • Refine your space with a bespoke furniture collection selected specifically for your project. Helping to curate a collection of essential and statement pieces unique to your project.

  • We have significant knowledge of the glamping sector, having designed and constructed The Bide, an award-winning retreat situated on a working farm in Dorset. Our practice has also been involved in various other holiday sector projects. Whether it's securing planning permission for land use changes or crafting layouts for inviting Airbnb accommodations, we focus on providing attractive stays for guests while considering the owner's requirements. This is achieved through thoughtful consideration of durable materials to maintain a balance between guest comfort and the owner's needs.

  • As Certified European Passivhaus Designers, we can provide expertise in creating energy efficient projects designed for the future. The Passivhaus Standard empowers us to effectively minimise energy consumption while harnessing natural and 'passive' resources. Increasingly popular in the UK, this standard not only ensures elevated levels of user comfort but also contributes positively to the environment at large. Whether for new constructions or existing properties, the principles of this standard can be applied to both.

  • Embarking on development projects can be quite intricate, often involving numerous specialists, consultants, and contractors—even smaller projects can pose significant complexities. Our aim is to guide you through this journey, providing comprehensive support across the different development stages. From initial design and planning to procurement, compliance with building regulations, contract administration, and overseeing construction, we're here to assist you every step of the way.

We extend our services not only to clients but also to other professionals who may require local support for various project aspects. Whether it's managing a competitive tender or conducting on-site reviews to ensure quality and compliance, our team is equipped to provide the assistance needed.

  • If you are a larger business or community organisation, we can provide impartial advice from the earliest stages of your project by acting as a Client Adviser. As construction professionals, we can advise how to get the best out of the procurement process and assist with the initial briefing method. The most important decisions for a project are ones made in the beginning, before the planning and design stages and long before construction starts.

His projects include several school buildings, an RIBA short-listed house on the South Coast, and installations for Clerkenwell Design Week and the London Design Festival.

After dedicating seven years to a large London-based practice, Scott made the decision in early 2020 to depart and focus on projects for LAMA. This shift was driven by a desire to engage with smaller-scale projects that offer opportunities for innovation and modern construction methods. He maintains a keen interest in digitally manufactured construction. During the lockdown, he embarked on a self-build project known as The Bide—a Tiny House holiday cabin located in Dorset.

Our Fees

Since each project is unique, it's challenging to provide an exact fee without delving into the specifics of your project. For smaller residential projects, we can offer a fixed fee; however, for larger projects, we require a more comprehensive understanding of your brief and the site constraints.

If you are in the initial stages of a project, we can provide Concept Workshops, either on-site or via video call. These workshops are priced at £350, plus any necessary travel expenses, and include a 90-minute meeting, along with subsequent follow-up notes and sketches.

Residential Project - Large

If your project involves your home and your budget exceeds £150,000, we would love to collaborate with you throughout the entire process. For such projects, we offer what we term 'Full Architectural Services,' with our fees typically ranging between 7 to 15% of the project's construction cost.

As an estimate, on a £300,000 construction project, our fees for this service would range between £21,000 and £45,000. The precise percentage will be determined by the project's complexity and the level of input required. Projects such as listed buildings or those situated in the Green Belt or Conservation Areas usually necessitate higher levels of involvement.

Once we understand the specifics of your project, we will be better equipped to advise you on the appropriate category and fee structure.

Residential Project - Small

If your project involves your home and your budget is under £150,000, it might not be practical or the most effective use of your budget to engage us for the entire project. We acknowledge that this represents a significant investment and aim to ensure you utilise your budget efficiently. Based on our experience, smaller projects can gain substantial benefits from an architect's involvement in the initial stages, spanning from concept design to obtaining planning permission, where the input from a designer can be truly transformative.

We offer a variety of set fees tailored to these projects, depending on the extent of involvement you prefer from us. Please reach out for further information on these packages.

Commercial & Community Projects

If you're a business or a community group, please reach out to us. We undertake a wide array of projects, encompassing multi-unit housing, shops, holiday cabins, and micro-homes.

Considering the diversity in scale and budget across these projects, we would need to have a conversation to better understand your project before providing a fee proposal.

FAQs

We've tried our best to answer the most common questions that we regularly receive. If you have further questions please get in touch via phone or email.

  • Architects are highly skilled professionals, trained to turn your aspirations into reality. We will help guide you through the design, planning and construction process whether you are undertaking a new build or reconfiguring an existing property. An architect will bring creative thinking to your project and add value in many forms, from maximising light and space, adding functionality or considering the best return on investment.

When you appoint an architect, you can expect creative and impartial thinking along with professionalism. In the UK, all architects must be registered with the Architects Registration Board (ARB). Lama is also registered as an RIBA Chartered Practice, which means we adhere to the Royal Institute of British Architects Code of Practice. More information about using an RIBA architect can be found at www.architecture.com

  • It is not solely about assessing someone's track record with similar projects, although reviewing their past work is certainly valuable. What truly matters is finding a practice that shares your aspirations and values. To get a good sense of what is important to us, we would recommend picking up the phone or inviting us over for an initial site visit.

You need to be satisfied that you have found an architect whom you genuinely want to collaborate with and be sure that they will actively listen and inquire. It is also important you understand who you will be working with; as a small practice, we pride ourselves on offering a personal service. On request, we can put you in touch with former clients to get a sense of their experience with us.

  • RIBA Chartered Practices are committed to upholding quality standards in both design excellence and customer service. This accreditation requires us to maintain appropriate levels of Indemnity Insurance and adhere strictly to a Code of Practice, ensuring a high level of professionalism in our services.

  • Our project portfolio covers a wide spectrum, ranging from extensions and micro-houses to large new homes and multiple-housing sites. The key factor for both you and us is finding the right match. If you appreciate excellent design and understand how a building can significantly impact your quality of life, we're likely to share the same perspective. Moreover, if you have an exciting vision, that's an excellent starting point.

As well as residential projects, we're enthusiastic about collaborating with independent businesses and community organisations aiming to enhance their retail spaces, work environments, workshops, yoga studios, and other facilities.

Generally, our projects involve budgets exceeding £125,000 for comprehensive services from start to finish. For projects below this threshold, we primarily provide initial concept design and planning application services, offering specific fee packages. We prioritise transparent cost assessments to prevent any unexpected financial surprises. This approach benefits both parties, nurturing a positive and open working relationship.

  • Because all projects are different, we usually begin with a site visit before we can provide an exact cost for our services. Typically, our fees range from 7% to 15% of construction costs, but this can vary based on project size, complexity, and our level of involvement. We offer flexible fee structures, including fixed, time-charge, or percentage fees, tailored to maximize value for your unique project.

What we can assure you is that investing in good design and project management pays off significantly. It saves time, money, and stress by ensuring a smooth construction process, reducing costly changes and risks. Plus, the benefits of good design are enduring, enhancing your daily life for years to come.

  • Until we have more project details, we can't provide a precise estimate. However, we can share past project examples and ballpark figures to set expectations.

Open communication about your budget is crucial. Once we understand your aspirations and financial parameters, we can determine what is feasible. This involves considering various costs, such as planning and building fees, structural engineering, potential party-wall surveyors, construction expenses, and even furnishings and landscaping. These elements collectively contribute to a functional and comfortable living space. While you may not need to address them immediately, they play a vital role in a project’s success.

  • We approach each project with an open mind, adapting to your unique needs and site conditions. Understanding your vision, site characteristics, and context is paramount. Our preference leans towards timeless, functional, and aesthetically pleasing designs that maximise natural light and air, creating spaces that evoke a sense of well-being and a connection to their location.

  • We cover the whole of the southwest from our studio’s in Bath and Dorset. However, we also keep our horizon’s wide and for the right project and we will work almost anywhere.

  • Project timelines vary due to a number of factors including complexity, budgets and planning constraints. Whilst smaller extensions can take about 12 months for design and construction, a new house could extend to two years with factors such as planning hurdles and the availability of good contractors. In appointing an architect, you are ensuring quality and thoroughness for your project which requires adequate time. Early in the project we will establish an initial timeline and continuously monitor and update it as we go through the process. Central to our projects is the active involvement from our clients and we will engage you in discussions, seeking your input to make joint decisions as we progress through the project.

  • We have good relationships with a number of other professionals including structural engineers, landscape designers and contractors. However, we are always open to working with new people and obtain multiple quotes on behalf of clients to ensure good value.
